Detroit, Michigan
A direct cash sale is for owners who want a clear answer without repairs, showings, or a months-long listing. Eden Acquisitions helps Detroit homeowners explore sale options for houses in the condition they’re in — occupied, vacant, or in need of major work.
The process
Address, condition, and what you’re hoping to do. Two minutes on the form is enough to start.
We review the property, the title, and any taxes or liens, then explain what an as-is offer would look like and the reasoning behind it.
Accept, counter, or walk away. Requesting an offer costs nothing and obligates you to nothing.
Local property situations
A house you didn’t plan to own, sometimes shared with siblings, sometimes full of belongings. We can work through the timeline with you and your attorney.
Vacant properties can continue to bring insurance, maintenance, security, and code-enforcement concerns. If you’re considering selling, you can share your property’s details with Eden Acquisitions to explore your options. Ongoing responsibilities and outstanding violations depend on the property, applicable requirements, and the circumstances of any completed transaction.
Roof, furnace, plumbing, electrical, foundation — we price the work in rather than asking you to fix it first.
Delinquent taxes and open tickets complicate a listing. They don’t automatically stop a sale, but payoff amounts and closing conditions depend on the property’s records and should be verified with the county and closing professionals.
Before you decide
Selling a property as-is generally means negotiating a sale based on its existing condition without agreeing to make specified repairs as a condition of the sale. Inspection rights, disclosure obligations, and other responsibilities depend on applicable law and the terms of the transaction. We look at the house the way it sits today, including the roof, the mechanicals, and anything left behind.
We work across Detroit — from Rosedale Park, Grandmont, and Warrendale on the west side to East English Village, Morningside, and Chandler Park on the east, plus Southwest Detroit and the neighborhoods in between. Neighborhood, block, and condition all affect an offer, so we look at each property individually rather than quoting a blanket price per square foot.
Anything you’re asked to agree to will be set out in writing before you sign, and you’re free to have it reviewed before deciding.
Local questions
Property-specific questions we hear from Detroit homeowners.
See all FAQsYes — properties with delinquent taxes, water balances, or open code enforcement tickets can be reviewed. We can’t give tax or legal advice, so we recommend speaking with a tax professional or attorney about your situation while we look at the property.
No repairs or cleanout are required to submit a property for review. Any obligations that apply to a sale — including disclosure requirements — still depend on the law and the terms of the transaction. If belongings are still in the house, tell us and we’ll work out a plan.
It depends on title work and whether there are liens, probate, or other issues to clear. A straightforward file can move in a few weeks, while complicated title issues take longer. We’ll give you a realistic estimate after reviewing the property.
There are no agent commissions or listing fees on our side. Other transaction costs can still apply, including title, closing, and any outstanding taxes or liens. Those amounts depend on the property and the transaction, and should be confirmed with the title company and the appropriate authorities.
